Technology in Real Estate During These Troubling Times

Unquestionably, this is a time of difficulty for all. I hope that everyone is staying home, healthy, and safe.

For the first time in just about as long as I can remember, the headlines in the news are not dominated by the real estate market. That said, based on the number of new listings, sales data, Metro Vancouver’s insatiable demand for property has not disappeared. Buyers are still active and sellers are naturally inclined to push forward with the promise of large returns on their investments and homes.

Given the level of activity in this sector, it doesn’t seem as if a dramatic slow down is happening…for now at least. So if we’re still working through this, the best thing we can do is embrace the incredible technology we have. While photos are the most accessible, we have a number of tools available including videography, Matterport tours, 3D floor plans, Virtual Reality Tours, and more!

Videography/video guided tours

It is no secret that videography is increasing in popularity and evolving the way meetings, property viewings, and tours are being conducted. Whether it’s a simple FaceTime call to a prospective buyer to ‘walk’ around a property, or a stunning video tour with aerial shots to exemplify the views and feel of the home, this is one of the best ways to experience a property without physically being there.

Matterport & Virtual Reality

Matterport technology provides the ultimate feel of strolling around a home at your own pace, with the convenience of doing so from your phone or computer. You can see a 3D view of the entire home, and ‘look around’ with 360-degree viewing angles, going step by step throughout a space. Combined with a virtual reality headset, this capability is enhanced as a truly immersive experience of being at a home as you turn your head to look around. Try this for yourself below: zoom into the details of the home, walk around from room to room, and take a 360-degree look around!

This can even be taken to another level, where audio can be added, items can be highlighted, and panoramic shots can give you a true perspective of viewpoints..

3D floor plans & Dollhouses

3D floor plans take a traditional marketing tool to the next level. Being able to see a property from a birds-eye view offers a great way to understand the layout and functionality of a home.

Dollhouses can take this even one step further by offering a video rendition of a 3D Floor Plan

Virtual staging

Seeing a blank space brings out the creativity in some, but for most, envisioning a room with purpose isn’t always easy. Staging a home is a marketing technique that has been around forever. Virtual staging offers the same look and feel, without any actual heavy lifting required. Take a look at the ‘before and after’ below to see how real this can appear.

So while we are all contributing to flatten the curve by staying home, you’ll still have the ability to view your next home without leaving the couch. Look out for each of these technologies to become more prevalent as the world of real estate continues to grow in the digital space.
